To check a value published by Registrų centras, Lithuania's Centre of Registers, you first need the unique number of the particular registered property. If you only know the address, start with the separate address search. Then choose the value lookup for your purpose: a general reference or a tax question.
The official forms and the VMI information cited here were checked on 21 October 2026. Their appearance can change, so use the form names and field labels as your guide. The Lithuanian labels below help you navigate the official pages.
1. Find the correct unique number from the address
Open the Centre of Registers' property search by address. Select the municipality (Savivaldybė) and enter the locality (Vietovė), street (Gatvė), building number (Namo Nr.), apartment number where relevant (Buto Nr.) and the displayed security number. If several streets or localities match, refine the selection first.
- Use the complete address, including the apartment number when checking an apartment.
- Match the address and property description in the results. The building and an apartment inside it are different properties.
- Copy “Unikalus daikto numeris”, the unique property number, rather than the register number. Keep the complete number, including hyphens and any colon.
- If the sale includes a separately registered garage or plot, check its number and value separately.
The address search identifies the property. It does not confirm that a parking space or storage room mentioned in a listing will transfer with the home. That requires property documents and a clear list of the rights being sold.
2. Choose the appropriate official value lookup
| Your purpose | Official form | What to check |
|---|---|---|
| Find the average market value calculated by mass appraisal | Vidutinės rinkos vertės paieška | The unique number and selected “Masinis vertinimas” appraisal period |
| Find a value for a property tax question | Mokestinės vertės paieška | The unique number and applicable tax period |
Both forms take a unique number. Their link “Unikalaus numerio paieška pagal adresą” opens the separate address search. In the average market value form, choose the mass appraisal period you need and record it. Explaining an older document and finding a current reference may require different periods.
For tax, choosing the newest number visible on screen is not sufficient. VMI, Lithuania's State Tax Inspectorate, states that taxable values of mass-valued buildings determined on 1 January 2026 apply to tax calculations for 2026, 2027 and 2028. Do not automatically apply that period to land tax. The value returned is also different from the amount of tax payable.
3. Keep the result together with its context
A number on its own is difficult to interpret later. Save the result or make a note containing:
- the property's address, description and unique number;
- which form you used: average market value or taxable value;
- the selected mass appraisal, displayed valuation date or period of application;
- the amount in euros and the date you checked it;
- any separate properties still missing from your comparison.
For a sale of an ownership share, distinguish the whole property's value from the price of the share being sold. For example, half the lookup value is only an arithmetic allocation. It does not establish what a buyer would pay for an undivided ownership share.
4. If no value appears or two figures differ
First check the number and property again. Then check whether you are comparing the same value type and period. An old extract and the current lookup may answer different questions.
VMI explains where to enquire if a taxable value is missing: some properties need a separate assessment using a cost method. If the reason remains unclear, give the Centre of Registers the unique number, form name, check date and your question. Do not substitute a neighbouring apartment's number or treat a missing result as zero value.
5. Decide what you need next
If you need an asking price, continue with pricing using comparable completed sales. That guide explains the differences between mass appraisal, individual valuation and an asking price. The registry lookup does not carry out that analysis.
If you need mortgage finance, agree the acceptable report and valuer with the lender before commissioning a valuation. The Bank of Lithuania's mortgage guide explains the significance of value and purchase price for lending. If the valuation is lower than the agreed price, see planning for the shortfall and the agreement's terms.
If you need a tax document or another official document, check the recipient's requirements and the corresponding Centre of Registers service. Saving an amount from a screen does not replace a required extract or individual valuation report.
Frequently asked questions
Can I find a property's registry value using its address?
Use the address in the separate official search to find the property's unique number. Enter that number in the average market value or taxable value lookup. An address search does not provide an individual valuation of the home's sale price.
Do I need to own the property to use the public lookup?
The public address and value lookups do not require access to the owner's account. They do not replace a Real Property Register extract or provide all its information. Ordering documents is a separate service.
Should I use the register number or the unique number?
Use the unique number of the particular registered property. The register number identifies a different record. An apartment, building, plot or separately registered garage can each have a different unique number.
Is average market value always the same as taxable value?
Do not assume they are interchangeable. Choose the lookup for your purpose and check the valuation date and period of application. VMI says mass-valued buildings' taxable values determined on 1 January 2026 apply to the calculation of tax for 2026–2028.
What should I do if no value appears?
Check the number, type of property and purpose of the lookup. Not every property's value is published in the public mass appraisal search. Ask the Centre of Registers about a missing or unclear result; no result does not mean zero value.
Can I use the result as my asking price?
The lookup alone is not enough. Support your asking price with comparable completed sales and the home's particular features. If you need a valuation report for a mortgage, agree the lender's requirements before commissioning it.
